A group of buildings near a London Underground station are set to be demolished to make way for 35 new flats – an increase of ten from what was previously agreed.

Brent Council’s planning committee approved plans for a new block up to four storeys high at the corner of Preston Road and Preston Waye.

The scheme, near Preston Road station, will have just three ‘affordable’ homes, and new residents will not be able to apply for controlled parking zone (CPZ) or Wembley event day permits.

This latter point was added in as a condition by the planning committee to protect those currently living in the area.

Ben Thomas, representing the applicant, pointed out that council officers said building affordable homes for this scheme was “not financially viable” and his client has offered up the three units voluntarily.

Cllr Michael Maurice opposed the proposals on the basis that there could still be parking issues – there will be up to 24 available – as a result of the development.

He added that the block is “overbearing” and “out of keeping” with the area’s character and the extra ten homes put forward – planning permission was initially granted for 25 flats – would not benefit the council.

Planning officers said the building is appropriate given that it is in an area that “transitions” from a suburban one to a town centre.

The remaining members of the planning committee voted in favour of the proposals.
